Asking Price: $14.5 million

Opening Bid: *$12 million

Listing Agent: T.D. Smith, Telluride Real Estate, 970-728-1606

Due Diligence: Tired of crowded slopes, interior designer Leslie George and her husband, Elton, who works in property management and investments in San Antonio, decided to build a three-story home in this resort town 200 miles southwest of Aspen. They paid $700,000 for the land in 1998 and spent about $1 million for the furnishings -- which are part of the deal -- and other elements, including three South African carved doors and a coffered ceiling from India. The lower-level game room includes a regulation bowling lane with automatic scoring. The house can be monitored from the Internet via several cameras installed throughout the property. (Mrs. George says she logs on to check if the home's heated driveways and sidewalks are working.) Now that Mr. George no longer can ski due to knee problems, Mrs. George says there's no point in keeping the property. Local agents say the listing is well-priced for a true ski-in, ski-out home.

*The opening bid is Weekend Journal's estimate of a reasonable starting point for negotiations to buy the property, based on past sales, prevailing market conditions and interviews with local real-estate experts.
