[House of the Week]

What: Mediterranean-style estate with three bedrooms, 3.5 baths in 4,600 square feet on 207 acres.

Where: Spice Wood, Texas, about 20 miles northwest of Austin.

Amenities: 1,400 feet of Pedernales River frontage, pool, guest house.

Asking Price: $5.75 million

Opening Bid*: $5.2 million

Listing Agent: Michelle Turnquist and Peggy Schatz, Turnquist Partners Realtors Inc., 512-461-8266.

Due Diligence: Tom and Liesel Remp bought this property, known as River Bend Ranch, in 1982 and had the main house custom-built a few years later. Mr. Remp is a retired president of Weatherford International, a Houston supplier of oil-and-gas-drilling equipment. Austin's growing music and film industries have helped turn Spice Wood into a popular second-home location for celebrities such as Willie Nelson. The property's size and water frontage is rare for a home this close to Austin, brokers say.

*The opening bid is Weekend Journal's estimate of a reasonable starting point for negotiations to buy the property, based on past sales, prevailing market conditions and interviews with local real-estate experts.
