What: Five bedrooms, seven bathrooms in 13,000 square feet on four acres.

Where: Montecito, Calif., about 90 miles north of Los Angeles.

Amenities: Swimming pool with whirlpool spa and waterfall; 3,800-square-foot, two-story guest house; tennis court; and 11 hand-carved fireplaces.

Asking Price: $24.9 million

Due Diligence: Ross and Janice Bagdasarian bought this property in 1984 and built a Mediterranean-style estate on it a few years later. The couple creates children's programming, including the animated "Alvin and the Chipmunks" characters, for DVDs and CDs (Mr. Bagdasarian's father, Ross Bagdasarian Sr., created the characters in 1958.) All of the rooms and gardens have ocean views and southern exposures. The property has a 2,000-square-foot master-bedroom suite, a 3,800-square-foot pool pavilion and badminton lawns. The couple asked $27 million for the house six years ago but withdrew the listing after receiving few serious offers, Mr. Bagdasarian says. He says he and his wife plan to build a home on adjacent land when this house sells.
