Where: Carpinteria, Calif., about 12 miles south of Santa Barbara

Amenities: 150 feet of ocean frontage, 1,533-square-foot guest house with garden, pool, sauna and Jacuzzi

Asking Price: $35 million

Opening Bid*: $32.9 million

Listing Agents: Kathleen St. James, Prudential California Realty, 805-705-0898

Due Diligence: In 1980, California architect Sherrill Broudy co-designed and built this oceanfront home in a town sandwiched between the Pacific Coast and the mountains. His family now uses the house, originally their main home, as a vacation property. Beach frontage of the house ranks among the most extensive in the area, the listing agent says. (The beach itself is public.) Mr. Broudy used old-growth redwood for the exterior and much of the interior of the single-level house, and many rooms have ocean views. Large terraces and courtyards lie between the guest and main houses. Mr. Broudy, 83 years old, is spending more time on several hotel projects in Costa Rica.
