Due Diligence: Andrew Tompkins, who founded the Lady Luck Casino in Las Vegas, and his wife, Susan, had this house built on part of the former estate of industrialist and philanthropist Henry J. Kaiser. Mr. Tompkins never lived in the house; he died in March 2004, a year before the house was finished. Mrs. Tompkins put the house on the market for $26.5 million last year, then cut the price this spring after an appraisal valued the property at $22.5 million, according to the listing agent. The property has 180 feet of ocean frontage, and the house, situated 50 feet from the water, has views of the extinct volcano Diamond Head from nearly every room, as well as views of the shoreline and downtown Honolulu, across Maunalua Bay. Modeled on the Honolulu Academy of Arts building -- the Tompkinses, patrons of the arts, co-founded the Las Vegas Philharmonic Orchestra -- the single-story house incorporates Spanish, Asian and Hawaiian influences, the listing agent says. The property has two swimming pools, a sauna and a grotto spa off the master bedroom. The master suite includes dressing rooms, a private office and two massage rooms. There’s also a two-suite guest wing and a studio apartment with separate entrance for staff.
