Due Diligence: German luxury-home builder Karl Rollgen has built and sold about 15 houses on Mallorca, in the Balearic Sea off Spain, but he created this one for himself. The five-year-old home sits at the bottom of a cliff, just a few yards from the sea (a large rock that juts out from the property is popular among divers for its diverse aquatic life), and features views of fishing boats coming and going from the nearby harbor. The three-story main house includes four bedrooms, each with its own bathroom and terrace, and an approximately 450-square-foot kitchen with German-made Gaggenau appliances. A detached guest tower has a studio apartment on its second floor; a second bedroom could be added on the first floor. The property, which also includes a garden, is a five-minute drive from Puerto de Andratx, a fishing village that has become popular with European vacationers in recent years. Mr. Rollgen, who said he spent about 3 million euros (US $3.8 million) to buy the land and build the home, said he is selling because he needs more space for his frequent house guests; his new home is just a few hundred yards away.
