Roughly 70,000 condo units are for sale or are under construction in Miami, where home values increased 20% last year, reports the Florida Association of Realtors. Here are three midpriced units, which are hard to come by.

THE PROPERTY: 2 bedroom, 2.5 bath in 1,372 square feet

DESCRIPTION: This two-story split-level with floating staircase has 20-foot-ceilings and floor-to-ceiling windows. Bedrooms are upstairs and the kitchen and living room down. An 11-foot-deep covered balcony can function as an outdoor living room.

NOTABLE: Wind, still under construction, will have a two-story wellness center with gym and a clubhouse. Amenities include a spa, steam room, sauna and a riverside pool. There will also be a sports bar, cigar parlor, kids' playroom and a separate pet elevator.
