Fractionals, a segment of the shared-ownership real-estate market, jumped to $2 billion in sales in 2005, up 28% from 2004, reports consulting firm Ragatz Associates. Here are three fractionals.

FEES*: $4,050 per year

THE PROPERTY: 2 bedrooms, 2.5 baths, 2,000 square feet

DESCRIPTION: Offered completely furnished, the villa has two flat-screen television sets and DVD players. Glass pocket doors in the living room lead to the terrace and infinity pool. There is high-speed Internet access.

NOTABLE: There are 75 residences on the 10-acre grounds of Mision La Serena. It is priced for a three-week annual stay, but packages for six-week and 12-week stays are available for more. Owners will have access to a rooftop social area and whale-watching deck.
